Where the figure comes from

   Comparable rentalsWe take observed rents in the same municipality and property type, with similar area, and compute the median rent per built m².

   Applied to the propertyWe multiply that median by the property’s built area and divide by its asking price. That gives the gross annual yield.
3. 03
   With confidence and dateEvery figure shows whether confidence is high or medium, and the comparables date. If the evidence is not enough, we publish no number.
4. 04
   Gross, not netIt does not deduct administración, property tax, insurance, vacancy or management. Your net will be lower.
